How selling to Cash Offer Desk works

    Tell us about the house

    Address, type, condition, who lives there, why you are selling and how soon. It takes about two minutes. You do not need photos, an appraisal or repairs.

    Usually within one business day. We ask a few questions, check recent sales nearby, and set up a quick walkthrough or video call.

    You get a written offer

    Price, closing date, who pays closing costs, earnest money, any inspection period, move-out terms, and whether we plan to assign the contract to an investor partner. Check it with our calculator and take your time.

    Sign and open escrow

    If you accept, we sign a purchase contract that follows your state’s rules, including any wholesaling disclosures, and earnest money goes to a licensed title company or attorney. They search the title and order your mortgage payoff.

    Close and get paid

    At closing, your mortgage and any liens are paid off from the sale, and the rest goes to you by wire or check. With clear title, this often takes one to three weeks from signing.

Who pays closing costs?
It is written in your offer. Often the buyer side covers standard closing costs, but check the contract for exactly which costs are covered.
Can I keep living in the house after closing?
Sometimes. A later move-out date or short rent-back can be negotiated. Get it in writing in the purchase contract.
